SevenCapital Chelmsford Office Building 75% Let With New 22,000 Sq Ft Gallagher Lease

Leading UK property developer,SevenCapital has agreed a 22,000 sq ft lease with global insurance provider Gallagher at Eastwood House in Chelmsford. The lease means the Grade A office building is now 75% let.

Acquired by SevenCapital in 2017, Eastwood House is a landmark headquarter building situated in a prominent position in central Chelmsford, offering circa 120,000 sq ft of high quality office accommodation across three floors.

SevenCapital has agreed a 10-year lease with a five year break clause with Gallagher, with the insurance broker due to occupy 50% of the first floor in Q2 2023. It will join other blue chip businesses at Eastwood House including leading construction group, Morgan Sindall, national housebuilder, Vistry Homes and multinational financial services firm, Aon.

Forming the principal commercial and administrative centre of Essex, Chelmsford is well-located approximately 30 miles north-east of central London and benefits from excellent motorway links and rail connections.

Simon Dicken, senior director at SevenCapital, said: “This is another fantastic lease agreement within Eastwood House. As a headquarter base, the building offers multiple benefits, due to its central position in Chelmsford – which is renowned for being Essex’s commercial and administrative centre.

“We look forward to welcoming Gallagher to Eastwood House later this year.”

The new lease means just circa 30,000 sq ft of space remains available to let within Eastwood House.

Knight Frank and Fenn Wright acted on behalf of SevenCapital to agree the deal, whilst Gallagher was represented by Gerald Eve.
