Case Study: Fabrick Square, Birmingham

Fabrick Square, Birmingham is a SevenCapital conversion, extension and part-restoration property development located in the creative quarter of Digbeth which was completed in 2018.

Taking their names from its original use as the Harrison Drape curtain factory, Fabrick Square is set over two acres of land and is made up of four residential blocks – Cotton Lofts, Cotton House, The Drapery and Drapery House. The development consists of 73 studio apartments as well as 152 one-bedroom and 88 two-bedroom residential properties, a ground-floor retail unit, 106 private parking spaces and 115 cycle racks.

Fabrick Square represented a major development for Digbeth and reflects the creativity the area is known for. It is primely positioned just a five-minute walk from Digbeth’s quirky bars, restaurants and leisure activities and is within walking distance of Birmingham’s Bullring shopping centre, Moor Street and New Street stations, Colmore Business District and the upcoming HS2 train station.

Like St. Martin’s Place, all apartments within Fabrick Square were sold before completion, testament to the desirability of Digbeth, its proximity to Birmingham’s bustling city centre and the appeal of future proposed development works in the area – specifically HS2 and Smithfield. Preserving History

The oldest part of Birmingham, Digbeth is an historic area with a fascinating past as the industrial heart of the city. Many buildings survive from as far back as the 1300’s, including Birmingham’s oldest pub: The Old Crown which is just a three-minute walk from Fabrick Square.

The original Harrison Drape curtain factory building was built around 1900 and the red-brick structure that remains today was carefully restored to its former glory, with its original industrial windows acting as the inspiration on the new build blocks.

As a responsible UK property developer, it was important for us to retain as many features of the original building as possible to preserve the history and creativity that once defined the Digbeth area, including the façade and industrial windows which were typical of early 20th century industrial buildings.

The end result is an eclectic mix of old and new – a property development which showcases both Digbeth’s rich industrial history as well as give a glimpse of its bright future.
