Damascena to Open Fifth Venue at Lyndon House, Edgbaston

Damascena at Lyndon house

Independent coffee house Damascena is due to expand with the opening of its fifth branch next year, within developer SevenCapital’s Lyndon House development in Edgbaston, Birmingham.

The popular Middle Eastern coffee house, delicatessen and bakery, which has four existing venues located in key areas across Birmingham, has agreed to take a total of 2,570 square feet (sq ft) of space on a 10-year lease.

The new venue will form the business’ new headquarters and will include 1,980 sq ft of indoor space, with capacity for 41 people seated, along with an attractive 590 sq ft garden terrace which is expected to seat a further 29. Plans for the venue also include a Barista school.

Anas Zein Al-Abdeen, managing director of Damascena, said: “We’re very excited to open our fifth branch of Damascena Coffee House, and we hope our presence at Lyndon House in Edgbaston will complement the already popular area. Customers will benefit from parking and a fantastic heated terrace area, perfect for alfresco dining.

“Damascena at Lyndon House has been designed to bring our fresh, flavoursome food to office workers in the building, as well as those passing by. This is a bold and ambitious new project, particularly with the uncertainty that the COVID pandemic has caused, but we’d like to thank SevenCapital who have shown faith in our brand and we look forward to working with them.”

Simon Dicken, senior director at SevenCapital added: “This is a fantastic addition to Lyndon House and the surrounding area within Edgbaston. It will add a very popular amenity to the development itself, which already offers tenants an on-site gym and changing facilities, but more so it will provide a further dynamic to the growing café culture within Edgbaston Village. Being located adjacent to the new Midlands Metro stop means it will also be directly accessible from the city centre, opening up opportunities for significant custom.”

Damascena Coffee House’s location at Lyndon House occupies a prime position along the Hagley Road and within the parameters of the increasingly popular Edgbaston Village. It is easily accessible from both inside and outside Birmingham city centre by car or via the new Metro line, which will stop adjacent to the building.

Work to fit out the new space, which has been designed by Faber Designs, begins this summer and the new Damascena Coffee House at Lyndon House expects to open in early 2022.

The agent on for the deal was Knight Frank.
